Agree the starting condition
Discuss existing faults, furnishings, access arrangements and any building restrictions during onboarding. Keep an inventory and photographs so later condition discussions have a useful reference.
Plan routine care
Identify cleaning needs, owner paid bills and maintenance responsibilities. Distinguish tasks handled by the management team from work that needs an external contractor or building management.
Set approval and reporting rules
Confirm an approval threshold, an emergency contact and how invoices are shared. Ask when statements are available and how to challenge a charge that you do not recognise.
Scope and costs to confirm
Your property specific proposal should identify included work, separately billed costs and owner responsibilities. Ask how the commission is calculated, which booking charges are deducted and how optional services are approved. A calculator scenario is not a quotation or a guarantee of income.
Are repairs included in the management commission?
Do not assume that they are. Your written proposal should distinguish coordination from labour, replacement parts, call out fees and other property costs.
