Use this guide to turn a Dubai property into an operational holiday home with clear responsibilities, realistic costs and documented guest arrangements. Confirm the current permit route and building requirements before accepting bookings.
1. Confirm the operating route
Establish who will be the registered operator and which Dubai Department of Economy and Tourism permit service applies. A management enquiry or application is not permission to operate. Keep the calendar closed until the required approvals and property details are confirmed.
2. Check the home and building
Confirm building access, guest registration, parking, shared facility rules and emergency contacts for the exact unit. Record the inventory and condition, agree maintenance approval limits, and decide how access cards and keys will be controlled.
3. Define the commercial assumptions
Compare expected accommodation revenue with platform charges, management fees, cleaning, laundry, utilities, supplies, maintenance and owner level costs. Use the rental calculator for scenarios, then read the management fee guide. Forecasts are not guarantees.
4. Agree the operating scope
Write down who handles listing and pricing, guest communication and check in, and property care and reporting. The agreement should cover spending authority, owner stays, reporting frequency, notice, handover and existing reservations.
5. Prepare for guests
Use accurate photographs and amenity descriptions. Test access instructions, Wi-Fi, essential equipment and the after hours contact route. Make the house rules and safety information available before arrival and inside the property.
6. Complete a launch review
- Permit and operator responsibilities confirmed.
- Building and access arrangements documented.
- Inventory, photographs and listing details checked.
- Rates, minimum stays and owner use dates approved.
- Cleaning, maintenance and emergency routes tested.
- Reporting and payout assumptions understood.
Review the current DET holiday home guidance, then request a property assessment for a property specific scope and launch sequence.
