Dubai holiday home management is the coordination of a property's listing, reservations, guest support, cleaning, maintenance and owner reporting. A useful management agreement names the person responsible for each task, explains every charge and shows how booking revenue becomes the owner's payout. What does a holiday home manager actually do?

The work starts before the first reservation. Someone must assess the home's condition, confirm the intended use, prepare an inventory, arrange photographs and write an accurate listing. Once bookings begin, the job becomes a cycle of arrivals, messages, departures, cleaning checks, repairs and financial reconciliation. An owner who lives elsewhere particularly needs clear records of what happened between stays.

DET provides a permit service for residential units operating as holiday homes. Treat the permit process as a separate workstream from marketing the property. A listing going online does not, by itself, demonstrate that the unit is ready to accept guests.

How should owners divide responsibilities?

Write down who orders supplies, checks completed cleaning, holds spare keys, handles an inaccessible door and deals with a failed appliance. Distinguish coordination from execution: a manager may arrange a repair while a separate contractor carries it out and charges for the work. Confirm whether that contractor's invoice includes an additional coordination charge.

Set a routine approval limit and a separate process for urgent issues. For example, a water leak may need action before an owner overseas can answer. The agreement should explain what the manager may authorize, how the owner is notified and which records accompany the expense. This is a contract discussion, not a promise that every repair is included.

What should a monthly owner statement show?

A useful statement lets you reproduce the payout. Start with each reservation's dates and accommodation revenue. Show refunds, discounts, platform deductions, management charges and owner paid operating expenses separately. Identify amounts collected for another party and avoid treating them as the owner's income. The closing balance should explain the amount paid and anything still pending.

Compare occupancy using the same denominator each month. Twenty occupied nights out of 25 available nights is 80%; it is not the same calculation as 20 out of 30 calendar nights. List personal use and maintenance blocks alongside the report so a strong occupancy percentage does not hide reduced availability.

How can you assess service quality before signing?

  1. Request a blank or properly anonymized owner statement and trace a sample payout.
  2. Ask to see the actual turnover checklist, including how problems are recorded.
  3. Confirm response coverage and the contact route for urgent guest issues.
  4. Review the written scope against the management services you need.
  5. Check who owns the listing account, photographs, guest correspondence and operating records.

Airbnb's home host ground rules cover accurate listings, reservation commitments, communication and cleanliness. Use these as one reference when discussing operating standards. A platform policy is not evidence that a particular manager meets it; ask for the corresponding process and records.

Agree the contract and account handover separately

Use DET’s owner/company agreement checklist (section 5.10) when discussing expense allocation, owner use, termination and the condition in which the home will be returned. Record who tracks permit renewal and insurance, and who keeps the supporting documents. These are questions for your proposed contract, not a statement of EDEN’S agreed terms.

Identify the listing owner, primary host, co host permissions and payout recipient separately. Airbnb explains these hosting roles and review attribution; changing the displayed primary host is not the same as changing listing ownership. Before exit, list accepted reservations, outstanding refunds, account permissions and the records each party needs. Arrange authorized access changes through the platform rather than sharing passwords.

For each monthly statement, match reservation IDs to platform transactions, management invoices and the bank payment. Show pending balances separately so a delayed payout is not mistaken for missing revenue.

What happens when the management agreement ends?

Discuss notice periods before launch. Agree how existing reservations will be served, when the last statement will arrive, how keys and access cards are returned and which account access can be transferred. Clarify the handling of unpaid invoices and open damage claims. Do not assume that changing managers automatically moves a platform listing or its reviews.

Is management worth its cost?

It depends on the work you can reliably handle yourself and the full cost of each option. Compare self management time, contractor charges and the proposed management fee using identical assumptions.
