A Dubai rental viewing should test the exact home’s daily usability, not only its appearance. Verify the unit and agent, inspect water, cooling, appliances, storage, access and parking, then put every promised repair and payment term in writing before transferring money or signing.

Verify the listing, unit and practitioner
Match the building, apartment number, layout and included facilities to the advertisement and proposed tenancy documents. Ask who represents the landlord and what authority they hold. If a broker or practitioner is involved, check the person or company through Dubai Land Department’s licence and permit validation service.
DLD’s real estate legislation and forms index includes a Property Viewing Agreement and lease brokerage agreements. Ask which document governs the viewing or brokerage service, and retain the signed version. Do not transfer a holding payment merely because another viewer may be interested; first record the payee, purpose, exact unit, refund conditions and deadline.
Test the home as you would use it

Check the building and surroundings for yourself
Security, camera coverage, reception hours, lift access and visitor rules are property specific. Do not assume a gated community has 24 hour staff or that a camera is monitored. Ask who answers after hours, try the entry route, and confirm whether visitors, deliveries and move ins need advance approval.
Visit at a time that resembles your normal journey. Check traffic, walking routes, public transport and the services you actually use. Listen for construction, plant rooms, roads, schools or venues without treating any one nearby use as automatically good or bad. A second visit at another time may reveal different noise, light or access conditions.
Record condition, repairs and pest evidence
Photograph visible defects with the owner or representative’s knowledge and list recurring issues that can be supported by records: leaks, cooling failures, lift interruptions, building notices or outstanding work orders. Asking why a previous tenant left may produce speculation; documented defects and signed condition evidence are more useful.
Look for pest activity and ask whether treatment has occurred. Request any available treatment record or invoice and put agreed work into the handover terms. This guide does not describe a current pest control certificate as a universal requirement for every Dubai residential viewing.
Clarify maintenance in the tenancy terms. DLD’s rental FAQs discuss the deposit, condition evidence and maintenance responsibilities, but the actual contract and facts still matter. Identify responsibility for cooling, appliances, plumbing, call outs and damage before accepting the home.
Compare rent using like for like evidence
For a new lease, compare dated evidence for genuinely similar units: same building or close location, layout, furnishing, condition, view, parking and payment terms. Record whether a number is an asking price, agreed rent or transaction record. An unexplained “average” can combine unlike homes.

Finish with a written follow up
- Send one list of defects, missing items and promised work.
- Confirm the annual rent, instalments, payment method, deposit and brokerage charge without assuming standard figures.
- Record included furnishings, parking, keys, access cards and permitted use.
- Name the party responsible for each repair and the completion date.
- Do not sign or pay until the exact unit, parties, authority and refund terms are clear.
